Our business model is designed to keep us as transparent to property owners as possible. That’s unique in our industry. The software we use and the way we use it to communicate with tenants and owners includes email and real time updates. We want you to see everything we see. That means providing documentation and statements on a regular basis. We give you as much information as possible so you know what’s going on without having to manage any of the work yourself. Even when you have property managers taking care of things for you, it’s important that you have the information because it impacts your bottom line.
Our company is very email-based. We are a technologically innovative company and we are constantly adding to and changing our methods of communication in order to be more efficient. Usually, you’ll only hear from your property manager when something goes wrong, so not hearing anything is a good thing. When there is a problem, however, you want all the necessary information so you know exactly what’s happening and what we’re doing about it. Once we’re able to evaluate the problem together, we can make some recommendations for moving forward. All of our staff members are skilled in providing concise and comprehensive information because communication is so important to us.
Our implementation of new technology is also a good reason to work with us. My job as the owner of this company is to learn all the best business practices and understand all the best technology, and then implement all of that into the business. We are a small, boutique firm managing between 200 and 250 properties in northern Virginia and Washington, D.C. Our client to staff ratio is about 50 to 1. That’s a huge benefit to our clients. Our technologically oriented, green, paperless office allows us to change and adapt and constantly evolve. Everything we do is in the best interests of our clients.
Finally, our statistics are pretty outstanding for the property management industry. We have a very low ratio of low rent payments and a low eviction rate. We have a high lease renewal rate and a high rate of preventative maintenance completion. It’s rare that we ever have any tenant damage to our properties. About 90 percent of our property owner clients are either several states away or living in a foreign country. We do a good job for those clients and provide the confidence and peace of mind they need when they’re so far away.
